We have the tools to get site information with as little as an address. We have the resources to pull parcel boundaries, flood plains, general topography, and zoning information.
We stay current on developing zoning ordinances. For your project, an architect will investigate allowed uses, setbacks, height, FAR, impervious cover, compatibility, overlays, parking, and other limits that affect development potential.
Next we review site specifics to address access, building placement, unit layout, frontage, circulation, fire access implications, trees, easements, utilities, and other conditions that shape the design.
Once we know the limits, we run calculations for unit count, building area, parking, site coverage, and other metrics tied to the client’s intended product type using our experience with the finished product and knowledge of the market.
From all of this information, we generate sketch-level plans, diagrams, and tabulations that illustrate the development potential in a way that is easier to understand than a spreadsheet alone. We can assist with internal presentations as well as municipal or public presentations.
Each study discloses the assumptions behind the analysis, identifies unresolved questions, and helps define what should be confirmed by civil, survey, legal, or jurisdictional review.
For developers raising funds or brokers preparing to market a property, Nightingale can develop early site plan graphics, yield studies, and conceptual imagery to help communicate development potential in an offering memorandum or sales package. These studies can be kept simple and analytical, or dressed up with presentation plans and early renderings depending on the audience.
Architectural feasibility is not a replacement for civil engineering, survey, drainage, utility, or legal review. It complements that work by looking at the site through the lens of building layout, product type, user experience, and marketable design potential. Civil engineers often answer whether the site can technically work; Nightingale helps study what the project can become.
